Regulations


Coaches

All Coaches must be Class-A, at least 34 ft. in length, commercially manufactured, and presentable in looks & repair.

Maintenance

Property owners at The Dell are members of the Hidden Mountain East Homeowners Association. Dues are $120 per month, and are collected monthly, in advance, and cover garbage pickup, site landscaping, lakes & waterfalls, common area insurance % upkeep, & road maintenance. Owners are responsible for site electric, water & property taxes. Media system access is available for $75 per month and includes telephone, high-speed internet, & TV.

Resort Fees

Some Resort amenities require a fee for access. The pools & fitness center are available for $320 per year. The Lodge at Hidden Mountain (our clubhouse) features 2 meeting areas: the main hall, which is available for groups up to 250, and the Bluff View Conference Center, which will accommodate up to 150. The Lodge may be booked through Group Services at Hidden Mountain, and rates and availability vary. Golf carts are also available for daily rental at the Resort Office.

Rental Program

As part of Hidden Mountain Resort, owners at The Dell have the option of renting their site exclusively through the HMR Rental Program. With Hidden Mountain, owners have the benefit of over 28 years experience, a high level of guest satisfaction, and a constantly improving development. Revenues are split 60% to owners and 40% to management. Rental Rates are set by HMR management, and are subject to change.

Occupancy

No more than 6 people may occupy a lot. All renters & guests of Owners must register upon arrival/departure.

Pets

Two pets per lot are allowed at The Dell, however, pets may not be left outside unattended. Pets are not allowed inside any Resort facilities, recreation areas, or on any other ownerÕs private property. Any excretion left by a pet must be disposed of in a sanitary manner. Pets causing disturbance or harm will be subject to immediate removal from the Resort.

Vehicles

Only 2 currently licensed vehicles are permitted on a lot. Vehicles must be parked on the driveway or concrete pad. No vehicles or RV maintenance is allowed on the lots. Motorcycles without adequate noise suppression may be required to park at the Resort office. Operation of any motorized vehicle by anyone under the age of 16 is strictly prohibited.

Storage

A storage facility is available on a first-come, first-serve basis. Storage of any trailer or tow dolly on a lot is strictly prohibited. Maintenance personnel will pickup & deliver stored units from the entrance to the storage area. Charges may apply for storage use, and only Resort staff may move trailers in/out of storage areas.

Other

Wastewater/grey water must not be discharged on the ground.

Clotheslines (or any outdoor drying), yard ornaments, windsocks, or signs of any kind are not permitted on any lot or coach.

Screen rooms, awning lights and exterior lights of any kind, other than those attached to Coach Houses, are not permitted.

Soliciting is strictly prohibited, and no business of any kind may be conducted on or from any lot in the Resort.
